Two prices, and they are prices rather than starting points
Storey count is the honest divider. Every published source that splits house washing splits it the same way, because the second storey is where the access, the reach and the time go. Anything that would move the figure is a surcharge line on the rate card, and it is on your written price before you agree to it.

Soft wash, because a house is not a driveway
Soft washing is low pressure and the right chemistry, left long enough to kill what is growing on the wall. High pressure looks faster and it is the wrong tool: on render it can open the surface, on paint it can lift the film, and on weatherboard it pushes water behind the boards where nobody can dry it. The growth is also alive, so knocking the top off it without treating it buys you a season.
It is not the cheap option either. Where Sydney operators publish method rates at all, soft washing prices above high pressure washing rather than below it. We use it on houses because it is right for the surface, and the price on this page already has it in there.

The fibro question, asked before you book and not on the day
Work health and safety rules in this state prohibit high pressure water spray on asbestos material, and soft washing it is no better an idea. One in three homes built or renovated between 1945 and 1990 is estimated to contain asbestos somewhere, including fibro wall sheet and corrugated roofing. That is a large share of the housing stock we work in, so it is a question we ask everybody rather than a disclaimer in a footer.
If a wall is fibro, or we think it might be, the job stops there and you get a straight explanation instead of a wash. What happens next is an assessment by an asbestos professional, not by us.
Answering not sure is normal and it costs you nothing. It moves the job to photographs and a look, and the slot stays where it is.

Water driven through the gaps in an unsarked tile roof is the worst failure in the whole category, and one operator called it normal. It is not normal. Tile is soft washed and the downpipes are handled before we start.

Is this high pressure?
No. A house is soft washed: low pressure, the right chemistry, and enough dwell time for the growth to die rather than be knocked off. High pressure on render, paint or weatherboard drives water into places it should not go and can take the finish with it.
What if my walls are fibro?
Then we do not wash them, and we tell you why. High pressure and soft washing of asbestos material is prohibited, and one in three homes built or renovated between 1945 and 1990 contains some. We look before we book, not after we arrive.
Do I need a permit, or is there a water restriction problem?
No. Under the Sydney Water Water Wise Guidelines, washing building structures including windows, walls, gutters and roofing is permitted at any time using a trigger nozzle or high pressure equipment. It is hard surfaces like driveways that carry the condition, not houses.
Can you do the gutters at the same time?
Yes, and it is cheaper on one visit. House wash and gutters together on a single storey is $699 including GST, which is less than the two jobs bought separately because it is one setup and one pack down.
How long does it take?
Most single storey houses are a half day, most double storey houses a full one. If the growth is heavy enough to need a second pass we say so in the written price, not on the day.
