The clean, and the sheet
Wash water kept out of the stormwater drain, and the job sheet goes with the invoice showing the same figure.
Pressure cleaning for houses, high pressure cleaning and hot water for commercial sites
At your place
House walls, eaves and downpipes soft washed. Gutters cleared. Roofs soft washed, never blasted. Driveways, paths and concrete cleaned where they are slippery or contaminated. Timber decks, patios, pool surrounds and fences. Graffiti taken off as paint removal rather than as washing, and brickwork acid washed where the residue needs chemistry instead of pressure.
On your site
Car parks, bin bays, loading docks, service station forecourts and back of house concrete, with hot water for oil, grease and gum. Wash water is captured and disposed of properly, and the paperwork says where it went. Quoted per site, with a minimum attendance.
We would rather lose the job than surprise you
Six jobs we turn down, and the reason for each. Anybody can list what they clean. A list of refusals shows you where the line is, before somebody points a lance at your house.
No pressure and no soft wash on asbestos or fibro
High pressure and soft washing of asbestos material is prohibited. If a wall is fibro, or we think it might be, we stop and tell you.
No high pressure on an unsarked tile roof
Tile roofs are soft washed. High pressure drives water through the gaps and into the ceiling.
No painting over broken tiles
If we find a broken tile, it goes in the report with a photo. We do not cover it up.
No wash water into the stormwater drain
Wash water is captured and disposed of properly. Putting it down the drain is a pollution offence.
No cosmetic hosing of driveways
Under the Sydney Water Water Wise Guidelines a hard surface is cleaned for safety or contamination, not to make it look newer.
No kitchen canopy or exhaust work
That is a different trade with its own standard. We clean bin bays, back of house concrete and drains, not the canopy.

When can you start?
The diary is open now and the first jobs run from 29 October 2026. We say that plainly rather than book work we cannot do yet.
Do I get a price before you turn up?
Yes. You get a job sheet that lists the surfaces, the measured areas, what is included, what is excluded, and one total including GST. That figure is the figure on the invoice.

Do you use hot water?
Yes, hot water and cleaning chemicals are on the truck. They are used where the job needs them, on oil, grease and gum, and they are not a separate line on your price.
Can you clean my driveway to freshen it up?
Under the Sydney Water Water Wise Guidelines a hard surface is cleaned for safety or contamination, not for looks. If the surface is slippery or stained, that is the job we can do.
What if a wall is fibro?
We stop. High pressure and soft washing of asbestos material is prohibited, so if a wall is fibro, or we think it might be, we tell you and we do not wash it.
