One figure, GST already in it, and nothing hiding underneath it
Every price below is a single total with GST in it. That is the figure we quote, the figure on the job sheet, and the figure on the invoice. Australian consumer pricing law asks for one inclusive total on a consumer price, and the exemption for business to business pricing is narrower than most people think, so we use one inclusive figure for everybody and never show a price with GST bolted on afterwards.
No call out fee sitting under these numbers. No fuel levy. No card surcharge. Where a job carries an extra, it is one of the surcharge lines further down this page, and it is on your written price before you agree to anything. The minimum for an attended job is $249.
The card, and fixed means fixed
A fixed package is a price, not a starting point, as long as the job matches the description beside it. The guide rates are what we work to when a surface gets measured. The quoted lines are the ones where a number written before anybody looked would be a guess dressed up as a price, and you would have no way of telling the two apart.

Graffiti removal carries two rates rather than one, because paint on glass or metal is sitting on the surface and paint on brick is inside it. Both are a floor for the square metre and both sit against the same attended minimum of $249.
The lines that say quoted after a look are not us being coy. Brick cleaning has no published Australian rate to anchor to, anti graffiti coating has exactly one credible source, and no forecourt cleaner in the country publishes a schedule. A number in any of those rows would be invented, and it would sit on this page looking exactly like the researched ones.

No Australian operator we could find publishes a figure for either, and both are real costs. Carting our own water is slower and dearer than using a tap. A long run past the edge of the metro area is an hour of the day. Everywhere else they get absorbed into a quote you never see the inside of.
So yes, side by side with an operator who buries the same two costs, we read as the expensive one. We will take that. If neither applies to your job, neither appears on your price, and you will know that before you agree to anything rather than after.
A quote and an estimate are different things, and you will be told which one you have
A quote
A fixed price for a scope we have measured, or seen clearly enough in photographs to stand behind. Once you accept it, it is what the job costs. It lists the surfaces, the areas, the method, what is included, what is excluded and how long the price stands.
An estimate
Our best figure where something cannot be known yet, such as how far a stain has gone into the concrete or where the wash water can lawfully go on a site we have not walked. It is labelled as an estimate, the assumptions are written next to it, and it carries a cap we will not pass without your written yes.
The area rates on the card are how an estimate becomes a quote. Where a surface is measured on site, the bands run from $6.50 a square metre for the smallest jobs down to $5.50 over the largest, with the same minimum of $249 underneath.
Commercial work is quoted per site, and there will never be an hourly rate here
The published Sydney hourly figures run across a spread wide enough to be useless, and an hourly price pays us for being slow. You should not have to hope your cleaner is quick. Commercial and strata work carries a minimum attendance of $450 and a price for the site, built from the surfaces, the contamination and where the wash water can lawfully go.
Service station forecourts and grounds sit on the same footing: quoted per site, against that same minimum attendance. What decides the figure there is not the slab, it is the containment and the route the recovered water leaves by.
Five things worth checking, on us or on anybody else
These are not the five things we are best at. They are the five that go wrong, taken from published reviews and forum threads about Sydney operators. Ask them of us. Then ask them of the next quote you get.
The written price is the price on the day
Price rising on arrival is the second most repeated complaint in this trade. You get the figure before we come, and the figure on the invoice is that figure.
A stated method for tile roofs that are not sarked
Water driven through the gaps in an unsarked tile roof is the worst failure in the whole category, and one operator called it normal. It is not normal. Tile is soft washed and the downpipes are handled before we start.
Broken tiles photographed and reported
The pattern in the complaints is damage painted over or glued. A broken tile goes in the report with a photograph, before anything is put back.
We turn up, and we call back
No shows after a quote are the single most repeated complaint across every listing checked. Every booking is confirmed by a person on the phone.
Ask us for the paperwork before you book
This site carries no licence number and no insurance figure, because we will not publish a document we cannot hand you. Ask, and you get the document or a straight answer about what we do not have.
The awkward questions about the card
Are these prices including GST?
Yes. Every figure on this page is one number with GST already in it, which is what Australian consumer pricing law asks for. There is no plus GST line, no card fee and no call out fee on top.
What is the smallest job you will come out for?
The minimum for an attended job is $249. Below that the drive, the setup and the pack down cost more than the cleaning, and we would rather say so than pad a small job out to look busy.
Is a quote the same as an estimate?
No, and we tell you which one you have. A quote is a fixed price for a scope we have measured or seen in photographs, and it holds. An estimate is our best figure where something cannot be known until we are on site, and it comes with the assumptions written next to it.
Why publish prices when almost nobody else does?
We looked at twenty two Sydney operators. Eighteen published no figure at all and the other four published a from price and nothing behind it. Publishing the card is the only way to make the second most common complaint in this trade, the price going up on the day, impossible for us to commit.
Why do some lines have no price at all?
Because we could not find a market figure to stand one on. Brick cleaning and acid washing is the clearest case: no Australian source publishes a rate per square metre for brick, render or cladding, so the line says quoted after a look rather than carrying a number we made up. Graffiti removal is the opposite case, and it carries two published rates, from $40 a square metre on surfaces the paint sits on and from $60 on masonry it soaks into.
Can the price change after you arrive?
Only if what we find is different from what you told us, and then we stop and say so before any water runs. You approve the new figure in writing or we do the job we quoted. Nothing is added to an invoice you have not seen.
Do you charge to come and look at a strata or commercial site?
Site induction is $0 and we say so plainly, because nobody in the market charges for it and quietly adding it later is how a clean price stops being a clean price.
