That is not us being coy. There is one published Sydney figure for pavers, none at all for sandstone by area, and the fence sources use three different units that cannot be compared. A price we made up for those would be a price that changed when we arrived.
How a deck is cleaned
Timber is cleaned along the grain, at low pressure
Softwood is soft. Held too close or driven across the grain, a lance raises the fibres and leaves a surface that looks furry and drinks stain unevenly for the rest of its life.
Chemistry does the work, water rinses it
Grey timber, mould in the shade and the black on the north side come off with the right treatment and enough dwell time. Force is what people reach for when they have skipped that step.
Fixings and boards are checked as we go
A lifted nail, a spongy board or a rotted bearer end is written down and photographed. You would rather hear it from us than from a foot going through it.
We do not oil or stain over a wet deck
Timber needs to dry properly before a coating goes on. If somebody offers to clean and oil in one visit, that is a coating that will lift.
Pavers and stone are matched to their surface
Sandstone, travertine and older clay pavers each behave differently, and so does the mortar between them. Pressure that suits concrete will scour the softer ones.
Runoff goes where it should
Around a pool the wash water and the treatment stay out of the pool and out of the stormwater drain, which usually means bunding and recovering rather than sweeping it toward a grate.

The written price is the price on the day
Price rising on arrival is the second most repeated complaint in this trade. You get the figure before we come, and the figure on the invoice is that figure.
A stated method for tile roofs that are not sarked
Water driven through the gaps in an unsarked tile roof is the worst failure in the whole category, and one operator called it normal. It is not normal. Tile is soft washed and the downpipes are handled before we start.

How much is deck cleaning in Sydney?
A timber deck up to thirty square metres is $349 including GST, soft cleaned. Larger decks are measured, and the minimum for an attended job is $249.
Why is there no price for a pool surround or sandstone?
Because there is no honest one to publish. Pool surrounds and pavers have very few published Sydney figures behind them, and a per square metre rate for sandstone does not exist in any Australian source we could find. Rather than invent a number and correct it on the day, we look and then price it.
Will pressure cleaning damage my deck?
It can, and that is the reason for the method. Timber is cleaned at low pressure along the grain with chemistry doing most of the work. A lance held close enough to strip grey off quickly is also close enough to raise the fibres permanently.
Can you clean and then oil it?
We clean. The timber has to dry properly before any coating goes on, so cleaning and oiling in the same visit is a coating that will not last. We will tell you how long to leave it.
What about a fibro or cement sheet fence?
We do not touch it. Cement sheet was used for fences as well as walls and eaves, mostly in properties from between 1945 and 1990, and pressure cleaning asbestos material is prohibited. If it might be, we stop and say so.
Do you do the patio and the path at the same time?
Usually yes, and it is worth doing. Once the trailer is on site and the hose is out, adding the adjoining paving is mostly labour rather than another setup, and it shows on the written price as its own line.
